Why is it worth washing a metal roof?
Dirt, pollen, leaves, algae and other organic matter build up on a roof. Cleaning improves its appearance and makes it easier to inspect the surface, revealing worn areas or roof penetrations that may need repair.
If the existing paint is intact and in good condition, washing alone may be enough maintenance.
How is a metal roof washed?
- Inspection of the roof condition.
- Application of a suitable cleaning agent where needed.
- Washing with carefully controlled water pressure.
- Rinsing and finishing.
- A separate treatment against organic growth where required.
Water pressure, cleaning products and working methods are selected according to the roof condition, existing finish and relevant product guidance.
When is washing enough, and when is repainting needed?
Cleaning may be enough when the paint remains intact. Flaking paint, rust or a heavily worn surface needs a separate assessment, as washing cannot repair coating damage or corrosion.
Where appropriate, we recommend preparation and maintenance painting. We'll agree on the work needed after checking your roof.

Why does moss grow on tile roofs?
Moss thrives on shaded, damp roof surfaces. Nearby trees add leaves and organic matter, while a worn finish can make the surface more favourable for growth. Moss also traps moisture and dirt.
What does dry cleaning mean?
Dry cleaning means removing moss, loose dirt and other growth mechanically, without a pressure washer, using tools that are gentle on the roof surface.
How is the work carried out?

- Moss treatment.
- Final clean-up of the work area.
How does moss treatment work?
The treatment begins working on the growth and the result develops gradually. Some dead growth will wash away with rain over time, although firmly attached lichen may not disappear completely on its own.
The roof may therefore not look pressure-washed immediately after treatment. The final result depends on the amount of growth, the roof surface and local conditions.
Why do we not offer pressure washing as a stand-alone tile roof service?
Excessive pressure can wear away the finish on concrete tiles, so our stand-alone maintenance service uses gentler dry cleaning.
Pressure washing is not categorically unsuitable for tile roofs. We use it where appropriate as part of preparation for coating, depending on the roof condition and coating system.
When is dry cleaning no longer enough?
Moss treatment cannot restore a badly worn finish. More thorough cleaning and a new coating may then be the better option. It all depends on the condition of your roof; an older roof does not automatically need coating.

Encapsulation and stain-blocking paint for smoke-damaged homes
Tobacco smoke and nicotine soak into walls, ceilings and other surfaces over time. Standard interior paint may not stop persistent odours or yellow staining from returning.
We provide encapsulation and stain-blocking painting for homes and other spaces exposed to smoke. The aim is to reduce odours and prevent nicotine or soot stains from bleeding through later finishes.
What does encapsulation painting involve?
For a good result, all surfaces that retain odours should be treated as thoroughly as possible. Painting the walls alone may not be enough, as ceilings, doors, frames, cabinets and flooring can also hold smoke odours.
Surfaces are cleaned as required before treatment. Suitable surfaces that will remain in use can be sealed with a stain-blocking primer, while materials due for replacement should be removed before painting.
The best starting point is an empty or nearly empty home where all surfaces can be reached easily.
Treating a smoke-damaged home usually requires more preparation than ordinary interior painting. The process may also be called sealing or nicotine-blocking painting.

A solvent-borne alkyd primer suitable for porous and moisture-sensitive surfaces, including spray-textured ceilings. It provides strong coverage but gives off a noticeable solvent odour during application and drying.

How is the work completed?

Surface preparation
We inspect the surfaces and assess the cleaning and protection required.

Stain-blocking treatment
We normally apply the treatment with professional spray equipment, using a roller or brush where appropriate. The method is matched to the surface and product.

Drying and finishing
Surfaces are allowed to dry according to the manufacturer instructions. Suitable filling and finish painting can then be completed where required.
Extensive cleaning and protection, additional treatments and drying times can affect the overall schedule.
Does encapsulation help with smoke odours?
The main purpose of encapsulation is to reduce persistent tobacco and smoke odours by sealing residues left in the treated surfaces.
Other significant sources of odour must also be addressed. Heavily contaminated materials may need thorough cleaning or replacement.
Careful sealing can reduce odours substantially, but painting alone cannot guarantee a completely odour-free result in every property.
Smoke-odour sealing is intended for paintable surfaces. Tell us about the condition of the property and we will assess whether encapsulation is suitable for the space.

We replace or repair broken tiles, inspect penetrations and seals, and repair local damage to the underlay. Batten replacement, roof safety products, gutter and downpipe repairs, and minor chimney repairs can also be agreed for the property.

Local underlay repairs
Local tears and damage to the underlay can be repaired where the structure and working conditions allow. We assess the extent before agreeing the work.
Roof batten replacement
Damaged battens can be replaced during roof repairs. We inspect the opened structure and agree the scope based on what is found.
Installation of roof safety products
We install suitable roof safety products, including roof ladders and walkways. Products and fixings are selected for the roof material and structure.
Gutter and downpipe repairs
Local repairs and installation needs for the rainwater system are assessed for each property, with the scope agreed before work begins.
Minor chimney repairs
Loose bricks and local damage can be repaired where appropriate. We inspect the chimney before starting and agree separately on any more extensive work.
Tile roof coating and metal roof maintenance painting
When the roof surface is worn, cleaning alone is not enough. Tile roof coating and metal roof repainting are planned with the necessary washing, preparation and repairs.
