What does roof coating typically include?

Roof coating is usually tailored to the property. Typical work stages include:

  • A roof condition check, including the roof, attic space, penetrations and underlay
  • Roof washing with a pressure washer, including cleaning of marks and splashes
  • Moss treatment for tile roofs, or the required preparatory work and primer coating for metal roofs
  • Two finishing coats applied with a high-pressure sprayer, including the necessary protection work
  • Final clean-up and documentation
  • The estimate is based on high-quality NowoCoat products
  • Topcoats: Roof Coating for tile roofs and NowoMetal Roof Top WB for metal roofs

What the roof coating price does not include (charged separately)

The base price for roof coating does not include separate repair or installation work. These are assessed case by case and, when needed, charged separately based on labour and materials.

  • Sealing and waterproofing work
  • Ridge seal installation
  • Underlay repairs
  • Installation or repair of roof safety products
  • Installation or repair of gutters and downpipes
  • Separate repairs to penetrations, flashings and fasteners
  • Other additional work that cannot be included in the base roof coating price

How does the price calculator work?

The calculator gives an indicative, but in practice fairly accurate, estimate of the roof coating price. The price is affected especially by roof area, current roof condition, the amount of rust or moss, roof steepness, the number of roof slopes and the preparatory work required.

  • Roof condition, rust, moss and wear of the existing coating affect the amount of work required.
  • Roof area, pitch and the number of roof slopes affect working time and total cost.
  • The final price is also affected by roof height, access to water and electricity, and other smaller property-specific factors.

The calculator usually gives fairly accurate prices for roofs of around 100–400 m². For larger roofs, we recommend requesting a separate quote, as the calculator cannot account for every variable with the same accuracy.

If the initial price looks suitable, send 3–5 clear photos of the roof. The best overall view comes from photos taken from the front, rear and side, with both the ridge and ground level visible, plus ideally one close-up showing the condition of the roof coating.

The price shown by the calculator is an estimate. The final price is confirmed based on photos or after a site visit.
